Sylvain DUMAS, Finance Strategy Director at VALIMMO, explained to us how SONEKA brought added value to its work by allowing the team to easily update the various business plans.

Can you present VALIMMO and explain what you do?

VALIMMO is a real estate company that was founded in 2005, specializing in real estate for businesses, businesses and businesses.

And my mission is to have a vision of the liabilities and assets of our real estate company, and to be able to combine the two on a daily basis.

What was your need?

So, given the strong growth of the real estate sector, the need was to be able to meet reporting and financial information challenges for our financial partners, especially banking partners.

So it is a question for us to be able to easily update the various business plans of the various buildings and the various structures, in order to be able to give a consolidated vision of the real estate sector to our financial partners, but also to our shareholders.

Why did you choose SONEKA?

The determining criterion was the fairly intuitive functionalities of SONEKA with a very dynamic SaaS-style interface, and an ease of implementation that seemed relevant to us compared to other products that can be found on the market.

How did the project unfold?

First of all, in a fairly remarkable way. It was pretty quick. This obviously required the assistance of the SONKEA teams, whom I thank again, but also the Sopra teams, who developed an interface with the SONEKA tool.

Once the interface was created, it allowed us to model in the SONEKA engine, all of our leases over long periods of time, allowing us to have a projected vision of our NOI.

A few months after implementation, what would you say about the added value of SONEKA?

SONEKA allows me, today, to be able to have a vision of my business plan, and therefore of all of our flows and our NOI, over the years to come, depending on the hypotheses that can be taken either in terms of investment, of course, but also in terms of arbitration.

It is a tool that is very handy, very configurable, and that allows you to make different scenarios and different hypotheses, depending on the strategy that is taken by the real estate company.

In particular, in this somewhat troubled period at the economic level, was SONEKA useful for you in managing your portfolio?

VALIMMO, being a real estate company of entrepreneurs at the beginning, had to be as close as possible to its tenants, as close as possible to the land. Our actions were quite important from the start and quite active. We contacted each of our tenants to find out about the difficulties they were encountering, and some of them are still encountering unfortunately.

And the SONEKA tool allowed us to model, in fact, all these supports, which were implemented by VALIMMO, in order to precisely have a vision of the whole of this troubled period, which requires to have the finest and most accurate management from a financial point of view.

What are the next features you plan to use?

Today, we have a feature that has already been made available to us, but unfortunately, that we have not yet been able to test.

This is precisely all debt modeling, on which we are working with the SONEKA support to give them the various management cases that we encounter with financial partners. And so the goal for me is to eventually get the full cash flows of buildings and structures in order to be able to reconcile the NOI, and then decline the financing and see my final cash flow.
